Justus' Approach



JUSTUS'
approach to the real estate industry is predicated on two main principles: Doing Things Right and Doing the Right Thing. He sets these principles in action by putting his client's needs first and making sure he's there during every step of the real estate transaction process.

"I enjoy developing a relationship with buyers and sellers to work on their behalf. When it comes to selling homes, I work closely with my clients to price the home correctly, find the right buyers, market the home, sell within an appropriate time frame, find affordable ways to improve a home's appearance, and help with negotiations. That's all part of Doing The Right Thing," he says. 

As for Doing Things Right, Justus has a combination of education and experience to ensure transactions are as smooth as possible. He has taken a number of education courses that have provided him with an additional skill set to manage all aspects of real estate including buying, selling, new home builds, rental investments, and rehab and resell. 

Justus believes in the four cornerstones in working with clients: 

INTEGRITY: Providing honesty, humility and doing the right thing;
INTENT: Effectively communicating with clients and ensuring they know why his method will provide the best result for their situation, while showing a genuine interest in seeking out the best result for everyone. 
CAPABILITIES: Providing a wide array of skills, along with a positive attitude, to help clients be successful. At the same time, he is continuously upgrading his competencies, staying current and continuing to learn; and
RESULTS: When it come to his past performance, Justus has a proven track record for delivering results. By taking into account his past and current performances, he can accurately project his anticipated performance. 

"These cornerstones are exhibited in numerous ways," explains Justus. "I've helped to pioneer 3D camera technology in Regina. Instead of displaying still images of the listing, these cameras create a 3D model of the house and allow viewers to take a virtual tour."

Justus owns a large moving truck that has a 16' box complete with metal ramp that he makes available to clients at no charge. He also provides advice on professional services such as lawyers, home inspectors, insurance agents, building contractors and landscapers. 

It's this approach that has helped Justus become a leader in the Regina real estate market and a recipient of a RE/MAX Hall of Fame Award. He earned a Honours Degree in Psychology from the University of British Columbia and has received endless certifications: Residential Construction Certified™, Sellers Representative Specialist, Certified New Home Specialist™, Certified Investor Agent Specialist™, Seniors Real Estate Specialist®, Accredited Buyers Representative®, e-PRO® (Real Estate Technology Designation), Peak Potentials™ WGMS (Marketing Course) Graduate. Justus is also a member of several professional associations including The Institute For Luxury Marketing, Association of Regina Realtors®, Association of Saskatchewan Realtors®, Canadian Real Estate Association, and Saskatchewan Rental Housing Industry Association. 

"Professional designations are very important," he says. "For example, when I entered real estate I always accompanied the home inspectors to learn how they did their work. I then took a residential construction certification course to really understand components of the home. This allows me to understand the limitations of a home and make the potential buyers aware as they make their decisions."

To show his appreciation to clients, Justus often organizes special events. In the past, he has rented a movie theatre for his clients, put on a mock casino night and held a gathering at Willow Island at Wascana Park. His most well-received event is when he brings a professional photographer and sets up a portrait studio, where his clients can get free family photos. 

"Most of my business comes from repeat and referral transactions. I try to maintain and manage the relationships with the clients I have," Justus said. "That way I'm keeping in touch with my clients and asking them how things are going with the property."

Outside of real estate, Justus enjoys spending free time with his family. He and his wife Jennifer, have two children - a son, Sascha, and a daughter, Sophia. Sascha was born with a rare genetic condition know as Smith Magenis Syndrome (SMS). There are several unique physical and behavioral challenges that SMS individuals face (if you're curious, see www.prisms.org for further information); and as a result, the family is actively involved in Sascha's care.
